What types of properties do you appraise? We appraise residential, commercial, and specialty properties across the Puget Sound. From single family homes and condominiums to multi-family, office, retail, and mixed-use properties — if it involves real estate, we can appraise it.
What areas do you serve? We serve eight counties across the Puget Sound region — King, Snohomish, Pierce, Kitsap, Skagit, Island, Thurston, and Whatcom.
How long does an appraisal take? Most residential appraisals are completed within a few business days of the inspection. Commercial and complex assignments may take longer depending on the scope of work. We are happy to discuss turnaround times upfront so you can plan accordingly.
What is a retrospective appraisal? A retrospective appraisal establishes the value of a property as of a date in the past — a date of death, a date of separation, or any other historical effective date. These are common in estate, divorce, and tax-related assignments.
Do you testify as an expert witness? Yes. We are available to provide expert witness testimony in court, arbitration, and mediation proceedings when required.
What is USPAP? USPAP stands for the Uniform Standards of Professional Appraisal Practice — the nationally recognized ethical and professional standards that govern all appraisal work in the United States. All of our appraisals are prepared in compliance with USPAP.
What is a Certified General Appraiser? A Certified General Appraiser holds the highest level of state appraisal licensure and is qualified to appraise all property types without restriction. It requires extensive education, examination, and experience to obtain.
Can I use your appraisal for a bank loan? Our practice is focused on non-lender appraisal work — estate, divorce, tax appeal, eminent domain, and PMI removal. If you need an appraisal for a mortgage or refinance, your lender will typically order that directly through their own process.
